step 2 - choose a Lot

What makes a quality building lot? Is it a corner lot? Does it "Perc?" How much road frontage does it have? Does it border state land? Does it have a creek or a waterfall? How much are the taxes and dues? Which gated community is right for me... or me and my family... or me and my dogs?

LAND PAYMENT PLAN

WHY??? ...To create equity you can use to build a home!

Not everyone has stellar credit. Not everyone can afford to outright buy a piece of land. Some people just need help getting their foot in the door. For these reasons we have created a monthly payment plan option. Once you own your property outright, we can use the equity in the land to get you approved for an FHA mortgage loan through our partners at Fidelity bank. WIN - WIN!

Country Creek isn't interested in your past, we're interested in your future Poconos Property. Bankruptcies, repos, liens - you're good with us! Once the property is paid in full and in accordance with our agreement, we transfer ownership to you and, voilà - you are now the proud owner of the property.

0% interest

Country Creek isn't interested in, well, interest. Interest is for banks and banks lend money. What we lend is time - time to work, time to think, time to pay, so that one day you can be the rightful owner of your own Poconos property. Remember, this is the quickest way to get the 3.5% equity you need for an FHA first time buyer loan to build a house!

$500 down per lot

This is not a typo - $500 down is all it costs to get started on your land payment plan. You're welcome to pay more if you like but that's typically all it takes to secure you Poconos Property. Our clients usually pay between $200 and $500 per lot per month; depending on their needs and plans for building in the future.

What's the catch? 


  • Community dues and Poconos property taxes are your responsibility from the day you enter the agreement. Unfortunately, unless these are at a zero balance by the end of your payment term, we can not transfer ownership to you, but don't worry, taxes are low and the fees are reasonable + we'll always work with you if you're trying. We recommend budgeting at least $50 of your monthly payment to this purpose so once you're done paying you can take ownership immediately.


  • Penalties - LAST RESORT STUFF HERE FOLKS! Life happens and we get that, so when it does, communicate with us and we will gladly work with you. However, if we must, and we hate doing it, we reserve the right to add a $50 penalty charge for every month you are late and not communicating. In rare occurrences, after 2 consecutive months without payment or hearing from you we may be forced to add 12% penalty fee to your outstanding balance. All late charges and penalty fees must be paid in full before payments can continue on the original agreement. Finally, if you should go 3 consecutive months without payment, your contract will be considered null and void... BUT BEFORE THAT HAPPENS - read our exit strategy section just below!

transferable agreement

For those of you who suffer from ingenuity, you can always transfer your land agreement to someone else if you like - same terms, but always negotiable between you and your assignees. ASK ABOUT OUR REFERRAL PROGRAM!
